Accordingly, we are represented throughout Germany with more than 7,000 employees and take care of a very broad and colorful real estate portfolio as well as the ecological use and care of the federal nature areas. It is possible to take over persons who have been employed for life (equal status or the next lower grade, but without career change) with the consent of the Federal Ministry of Finance (BMF). The setting is terminated. Since 1 September 2020, BImA has been fully responsible for the management and development of its well-established 38,000 apartments. It is managed by strategically significant scattered property as well as large residential areas in fortified urban areas. The division – with housing care – takes care of local and affordable housing for the federal staff, in particular in tense housing markets in high-economy regions and large cities. In addition to the current focus on modernisation and refurbishment, the Housing division stands for sustainable quarter development and thus also has a strong focus on the topics of demographic change, digitization and climate change. The division is organizationally divided into four regional areas, eight customer centers and 28 service teams. Our service team at the Bielefeld site manages a stock of around 1,800 units.

Responsibility for the rental process with the sub-processes Acquise/ Marketing and Rental Interests, Rental Contract Management, Transfers and Rental Accounting in coordination with management, construction management and external stakeholders Voting with the place of allocation of dwellings in the context of housing care and the acquisition of new customers Rental management and contact person of the tenants from current rental contracts, support of current rental conditions, in particular: takeover and monitoring of rental and security management Preparation of rental value determinations, processing/ implementation of rental adjustment procedures Creation of funeral contracts and contract adjustments Support in the implementation of judicial dunning procedures Responsible for the creation of exhibits and ongoing quality control Creation of object and quaternary marketing measures Compilation of rental contracts and illustration of these in SAP Preparation and completion of rental contracts and plant in the system Creating transfer/return logs, viewing and handover of apartments, carrying out residential visits Examination of notice periods and production of notices, monitoring and administration of notices Approval of rental security, receivable management and control and conclusion of the rent account, responsible for the termination of leases (payment of deposit)

Takeover of housing into stock, e.g. as a result of takeovers from third-party stocks or new residential apartments in coordination with management Coordination of the rental process, in particular in the course of handovers and restoration of rentalability in coordination with the construction management Communication with the tenants and tasks of moving management in the context of technical measures in coordination with construction management Support in the monitoring and documentation of operator and transport obligations in housing Processing of contract matters for parking spaces and garages, contract management of parking spaces and garages Data acquisition and master data maintenance using SAP, lists and tables, ensuring master data quality in SAP and the CRM system
