Warranty Manager for Turnkey Residential Construction (m/f/d)

Take over construction projects from the execution phase into the warranty phase and ensure a structured transition Central contact person for acquiring, after-contracting and internal interfaces in all warranty topics Recording, testing and processing of deficiencies, taking into account contractual and legal principles Coordination and control of deficiencies in close coordination with construction monitoring, project management and external partners Organisation and implementation of object visits and accompaniment of expert and expert appointments Ensuring compliance with deadlines and appointments within the scope of warranty processing Management and implementation of negotiations with subcontractors to enforce deficiencies Examination and approval of invoices related to warranty services and creation of load indications Establishment and maintenance of a structured deficiencies documentation (deficient cataster) in compliance with relevant rules (e.g. VOB) Monitoring of cost development in the area of warranty and coordination with the controlling, in particular in the case of recovery Compilation of regular reports on warranties and escalation of critical issues to relevant decision-makers Ensuring complete project documentation and archiving of all warranty documents Assessment of the performance of subcontractors in the context of deficiencies

A successfully completed study of civil engineering, architecture or comparable technical training Multiannual professional experience in construction management, construction monitoring or warranty management Knowledge of building law and the application of VOB Experience in dealing with defect management processes and warranty cases Impressed communication and enforcement capabilities in handling internal and external customers Security of negotiation and a safe occurrence against after-contractors and service providers Structured, independent and solution-oriented mode of operation A high level of organisational ability and good time and time-limit management Safe handling of MS Office Analytical thinking as well as a good cost awareness
