Perception of a sustainable technical building Ensure the responsibility of BImA as an operator and the operational safety of the plants Creation and continuous optimization as well as updating of operator and management concepts, in particular from the point of view of the requirements for efficient operation Verification of the cost-effectiveness of the plants, in particular evaluation of the technical data, taking into account the operating requirements of the plants and the legal requirements Planning and continuous development of maintenance processes (inspection, maintenance) taking into account the operating requirements of the technical installations Defining and implementing technical operational planning and maintenance processes Consultation of users on all technical building management issues, in particular on savings and cost optimization Commissioning and dismantling of technical installations and equipment Support for construction management in the planning, implementation and acceptance of technical building management measures Management analysis in technical building management including the collection of actual data and derivation of management optimization measures Coordination and control of own and external operational personnel to support object management Development of operator concepts Operational TGM Implementation of operational monitoring Perception of the operator responsibility of the electrical systems – in particular of medium-voltage / transformer plants Management and operation of properties, including through the conclusion of maintenance and service contracts via technical installations in cooperation with the object and construction management Completion, implementation and termination of contracts with third-party companies and/or TGM service providers in compliance with the specific requirements of users (including safety and quality requirements) Creation of performance directories and performance descriptions as well as implementation of procurement procedures incl. Determination of the suitability and surcharge criteria, including for repetition tests of electrical installations Participation and support of national and European tenders Planning, coordination/ implementation and acceptance of construction measures on technical installations Monitoring the commissioning of complex electrical systems Perception of the function as a contact person for the users in case of fault messages Own-responsible perception of the occupational safety for the operating property personnel (housemaster, specialist craftsman, property workers, etc.) Creation of risk assessments
