Our client is BIM Berliner Immobilienmanagement GmbH, in short BIM. The 100% subsidiary of the Land of Berlin manages around 5,500 land-owned and leased buildings and land for the Land of Berlin and optimizes the stock in the interest of the country. The primary objective is to improve the efficiency of the use of the property in the Land of Berlin. BIM is responsible for five real estate assets. As an active partner in urban development and quarters, BIM with around 1,000 employees ensures the development, renewal and management of the largest and most diverse real estate portfolio in Berlin, including historic monuments, modern office buildings and social infrastructure. As a real estate expert in the country, she also advises policy and administration on the use of the land-owned real estate in accordance with economics, sustainability and needs-oriented use. BIM GmbH is currently structured in four business areas that include the structural tasks, management, marketing and distribution as well as the commercial tasks. The company faces major strategic and operational challenges that require a comprehensive reorganisation of structures and processes. The aim is to focus on the core tasks of property management and construction in view of limited internal resources, changed user requirements, maintenance pauses, budgetary restrictions, digitization and sustainability requirements, legal requirements, etc. For the strategic realignment of the company, the commercial and technical management are reoccupied. You take over the collegial corporate overall responsibility for BIM in a double tip with the commercial management, report directly to the Supervisory Board. The technical department responsible includes the two business units “Planes and Constructions” and “Immobile Management” as well as construction controlling (according to LHO) with currently around 500 employees. The “Planes and Buildings” business unit comprises four departments with around 240 employees (building and project management) and a building budget of approx. €400 million for over 1,000 construction and modernization measures. The real estate management division includes property management and services as well as energy management with around 260 employees and controls facility management for around 6 million. m2 Net area of public real estate stock with responsibility for operational safety, management quality and cost efficiency. You bear the strategic responsibility for the future orientation of the building portfolio in the development, preparation, implementation and implementation of the climate targets 2045. At the same time, you are responsible for the efficient management of real estate assets. New topics (digitalization, sustainability, quarters) as well as innovation topics (e.g. Smart City, Smart Building) are driving you forward. In the close interface management with the commercial areas, you will provide your organizational units professionally, methodically and organizationally accurate to manage and control the highly investive projects technically efficiently. You are responsible for budget, personnel and measures planning, reports to shareholders and the Supervisory Board and ensure that the operating business is running smoothly and that all legal, regulatory and internal requirements are complied with. You are an integrative, goal- and result-oriented as well as high-reaction leadership personality with a political sense. With a good presentation and communication capability as well as a living economic and service orientation, you can experience authentic, sovereign and competent inward and outward at all hierarchical levels. A high operational readiness combined with a pronounced customer and quality orientation in model function are of course for you. You also convince with your social skills, your diplomatic persistence and your team and integration skills. You have a successfully completed preferential technical study in the fields of real estate management, facility management, architecture, civil engineering or comparable, optimally supplemented by an additional immobility economic qualification. You have well-founded relevant user knowledge, including relevant regulations and public building laws, as well as profound knowledge in project management and multi-project management. You are experienced in the optimization and further development of processes and organizational units and have deepened experience in developing business areas systematically and sustainably. Your knowledge in change and project management and management of corporate units based on KPIs is excellent. You are experienced in constructive and trusting cooperation with stakeholders from politics, administration, business and the public, dealing with public tenders and decision structures. You deal solidly with common ERP systems and digital tools of the real estate industry, possess knowledge of German and English in word and writing. The readiness to live in Berlin is desired. .
