Head of Department Property Management - Real Estate / Commercial (m/f/d)

We, the modern and powerful company KOE – “Eigenbetrieb Local Property Management and Development of the Hanse and University City of Rostock”, are responsible for the cost-effective management, development and marketing of all urban properties as well as the freight transport center (GVZ) Rostock. Our tasks: The extensive tasks of KOE's own company are reflected in the daily life of the Hanse and University City of Rostock. Whether for example administrative buildings, daycare centers, schools, sports facilities, meeting centres or commercial premises – the construction or rehabilitation and entertainment of the municipal real estate required for this purpose contributes to a good infrastructure and a positive and friendly cityscape. KOE is increasingly relying on the ecological implementation of its projects so that current buildings also meet future requirements. Through the establishment of technology centres with multifunctional space offers, KOE has also grown into a close partner of university and research in the Hanse and University City of Rostock. You guide your team in object management professionally and disciplinefully and ensure the professional management of our existing properties by promoting your employees. You control the day-to-day operations, are responsible for compliance with quality standards and continuously optimize the operations in real estate management. You are responsible for budget and middle planning for your area and use tools such as SAP R/3 and MS Office for controlling and reporting. In the case of complex legal or building matters, you act as a central contact for your team and work closely with internal departments. You develop strategies to increase the value of the real estate portfolio and implement measures to increase efficiency and digitize property management.

You have a degree in real estate management or a comparable qualification with corresponding experience and knowledge You have relevant professional experience in these areas and in the management of staff You have a basic understanding of building technology, construction facilities as well as the rental and real estate law of commercial properties You show skill in talk and negotiation You bring high operational readiness, loyalty, liability and identification with employees and tasks You are preferably safely converted with the relevant application software (all MS-Office, SAP R/3) and have a car driving license B (old: driving licence class 3)
