Asset and Property Manager Commercial Real Estate (m/f/d)

The H. Schmelzer Immobilien group has been active as an owner-managed company in the Nuremberg metropolitan region for over 30 years. Our focus is on the long-term preservation and active development of our residential and commercial properties. In order to strengthen our young and dedicated team, we occupy a position focusing on the economic management and further development of our commercial real estate portfolio as well as a clear development perspective towards asset management. The position must be occupied immediately. A later entry is also possible after consultation.

Career Path: Property Manager → Asset Manager (within 12-18 months)

Commercial responsibility for a commercial portfolio of 7 objects (including office, commercial and mixed-use objects) in Nuremberg holistic support of the objects with focus on value development, yield optimization and stability of cash flows Contact person (m/w/d) for commercial tenants, service providers, authorities and external consultants Control and control of budgets, forecasts and operating costs Maintenance and administration of tenant master files, contract and object data Creation and testing of operating and auxiliary cost accounting for commercial renters Control, commissioning and monitoring of external service providers (e.g. FM, maintenance, maintenance) Accompanying rental processes, contract negotiations, lease agreements and indexing Close cooperation with management and asset management Perspectively take over: Own asset management responsibility for selected objects Development and implementation of object and value enhancement strategies Analysis of tenant structures, usage concepts and market potentials Participation in repositioning, capex measures and strategic decisions Support for business plans, due diligence, handovers Objective: Official transition to an asset manager role after approx. 12-18 months.

Senior Account Manager (m/w/d), Senior Account Manager Multiannual experience in commercial management of commercial real estate, ideally with interfaces to asset management Strong interest in economic, strategic and value-oriented issues Safe handling of key figures, budgets and reporting Structured, analytical and independent working methods Team spirit, initiative and sense of responsibility Safe handling of MS Office Experience with the ERP system iX house is advantageous
