Property Manager Commercial (m/f/d)

Renter care: You will cover all contract matters. You choose appropriate tenants, conduct contract negotiations and accompany the conclusion of new contracts and supplements. Finally, you organize handovers and ensure the necessary follow-up measures. Construction measures: In all questions concerning construction measures in the context of rental, repair and insurance cases, you take the control. Together with the technical departments, you tune the individual steps. This ensures a structured and efficient implementation. Modernization & development: Modernization measures accompany you from idea to implementation. You actively participate in new and refurbishment projects of commercial objects. You will bring your conceptual know-how specifically into planning and realization. Commercial support: You are responsible for the commercial care of your stocks. You recognize rental increases potential early and take the necessary measures. You will implement this in a right-wing and transparent manner. Interface function: In cooperation with internal interfaces, in particular operating costs and receivables management, you act as an important respondent. You provide information in a comprehensible manner and forward it in a targeted manner. In this way you contribute to smooth processes and clear processes. Service providers & craftsmen: You coordinate the use of service providers and craftsmen in ongoing management independently. Responsibilities and appointments you vote and document them. At the same time, you monitor the quality of the services performed. Profitability: To improve the profitability of stocks, you will develop proposals for maintenance, investment and quarter development measures. Based on your evaluations and observations, you identify optimization potentials. This actively supports the long-term value development of the objects. Communication: Communication with specialist departments, service providers and, if necessary, with authorities is your responsibility. You will meet clear and binding agreements in writing as oral. This is how you care for transparent processes and well-tuned decisions. Expertise: Your experience in rental, management and commercial rental rights is targeted at the team. You evaluate the subject in a well-founded and pragmatic way. Ideally, you also take into account sales tax aspects of commercial real estate.

Education: You have a completed commercial training, ideally as a real estate businessman/wife. Alternatively, you bring a comparable, relevant professional experience – preferably in commercial real estate management. Flexibility & Communication: High spatial and temporal flexibility characterizes you. In addition, you convince by a pronounced communication capability in dealing with different contact persons. Stakeholder management: Experiences in contact with tenants, executive companies, authorities and institutions are already taking place. You can combine different interests in a targeted and constructive manner. Legal knowledge: You will feel safe in commercial rent law, especially when you enter industrial rental contracts. You can quickly collect the content of the contract and communicate it in a comprehensible manner. WEG- & special property management: knowledge in the field of WEG and/or special property management is advantageous. Existing knowledge will be developed as required. Project work: The takeover of responsibility is self-evident. Project-oriented work is yours and you bring tasks reliably to completion. Working style: A pronounced organizational capacity and a structured way of working shape your working day. You coordinate several topics in parallel and keep an overview. IT competence & key figures: Good MS office and SAP skills are of course used. With relevant key figures, you are sure to go around and use them as the basis for your decisions.
