Residential Property Manager and Service Team Leader (m/f/d)

Management and control of a service team with the fields of management, contract management, construction management and master management Coordination of the incorporation and training of employees (e.g. onboarding, training) Ensure efficient task coordination and development of a good discussion and communication culture in your team Residential property management planning, control, control and optimisation of management results; Support for the creation of budget planning and the medium-term technical investment programme preparation, completion, execution and termination of rental contracts; Implementation of rental value determinations and coordination and implementation of additional cost accounting Monitoring of rights and obligations arising from rental contracts (e.g. rent accounting and deficiencies) Coordination and, where appropriate, perception of the building function and coordination of the planning and implementation of quarters and construction measures in cooperation with other stakeholders (e.g. project management, HOAI planner and expert) Voting the tenant communication with other parties (e.g. tenant service, complaint management, if necessary Relocation management, information events, counselling of the tenants in connection with quarters and construction measures) participation in the identification of needs for the preparation of housing services; Takeover of the contract controlling after the implementation and completion of the procurement procedures (e.g. energy management, insurance management, green care, winter service, waste management and disposal management) Acquisition and coordination of responsibility for operators and road safety and occupational health and safety tasks

Qualification: completed university studies (FH Diploma/ Bachelor) with a focus on business management or real estate a comparable qualification as an alternative to a completed technical training or completion at an administrative and economic academy or comparable qualification Competences: basic knowledge and current practical experience in the field of real estate administration as well as business knowledge, ideally with relevant housing economic relations good knowledge of rental law, including housing rights, operating costs regulation (BetrKV), heating costs regulation (heating costsV) etc. Expertise in procurement law or the willingness to acquire short term safe handling of IT standard applications (Word, Outlook, Excel) good user knowledge of the technical application SAP or the willingness to acquire them in the short term ideally first experience in team leadership Further requirements: Class B driving licence and the willingness to run a service car readiness for regular service trips predominantly in the Land of Brandenburg Ability to manage staff, including willingness and ability to maintain and maintain potential of staff to develop and implement the objectives of equality high commitment, self-organization as well as thorough, careful and targeted work Communication and conviction strength Ability to act in a team-oriented manner, critique and social competence good organisational skills, capacity for economic thinking and action Own initiative and capacity for creative and conceptual work good expressability in word and writing, communication skills customer- / address-oriented behaviour and target-oriented negotiation skills
