We are looking for a technical employee with partial management tasks (m/w/d) at the next time in full time (38,5 hours per week).

Your duties You perform tasks in the technical support of our entire real estate stock (apartments, commercial objects, garages and pitches) in the city of Bremen. This includes, in particular, the following tasks: Managing the company's own technical directorate under the overall responsibility of the Technical Director. The directing company currently comprises 12 employees from the craft sector and produces craftsmanship works in its own real estate stock. Inclusion of the technical work requirement in the real estate stock in the broadest sense, i.e. from the display of repair requirements by the users to major maintenance and modernisation measures, collection of offers from external companies, their examination, issue of work orders to external companies and/or their own directing operations within the framework of the budget, participation in monitoring the proper implementation of the work and its acceptance by the ESPABAU. Monitoring the work of external companies to comply with ESPABAU's traffic control obligations, for example on playgrounds, on the way, on winter service and on tree control. Monitoring the compliance of the maintenance contracts by external contractors, such as in the area of gas thermals in the apartments, fire extinguishers and elevators. Work on the annual new building and modernization programme. Treatment of damage caused by damages, planning of damage elimination and initiation and control of damage elimination and coordination of settlement with insurers. Work in connection with the return and re-lease of apartments and commercial premises (implementation of previews, determination of the work to be carried out by the tenant in accordance with the lease agreement and verification of the deadlines and acceptance of beauty repairs, initiation of replacement measures with insufficient quality of the beauty repairs of the tenant and carrying out visits with tenants). Responsibility for the company's own fleet of cars and transporters. Participation in technical emergency service outside the usual working hours. Exercise of the tasks of the safety officer in accordance with the provisions of the German statutory accident insurance (DGUV) for the area of administration. Representation of the cooperative in the case of forced clearances of leased areas. Communication with tenants, craft companies, insurers, service providers, in particular the external energy consultants, and participation in complaint management.

What you bring Ideally, you are a civil engineer (m/w/d) (Diplom, Master, Bachelor) or have a different technical training, a completed technical craft training, for example as a carpenter, mason, heating installer, painter (each m/w/d) etc. You have a passenger ticket. You are an integrative personality who is loyal to the employment company. You can set priorities and adjust them if necessary. You can handle work tips and occasional deadline printing. You will fit us if you are able to contact and cooperate safely, enjoy working in the team and are on time and reliable. You can control communication in German orally and in writing safely.
