Our service team at the Potsdam workplace manages a stock of around 1,300 units. As a contact person for tenants as well as for our tenants, we are looking for an indefinite setting at the next possible time: Contract manager / Contract Manager (m/d) (debate group 7 TVöD Bund, identifier: OSWO203022, Stellen‐ID 1498900) The Federal Agency for Real Estate Tasks (BImA) – Institution of Public Law – is one of the largest real estate owners in Germany. The spectrum ranges from residential, industrial and commercial properties to military and former military areas to forestry and agricultural areas. Since 1 September 2020, BImA has been fully responsible for the management and development of its approximately 40,000 apartments, with its currently established housing division. It is managed by strategically significant scattered property as well as large residential areas in fortified urban areas. The division takes care, with housing care, of the local and affordable housing space for the employees of the federal government, in particular in tense housing markets in strong economic regions and large cities. In addition to the current focus on modernization and rehabilitation, the Housing division stands for sustainable quarter development and thus also has a strong focus on the topics of demographic change, digitization and climate change. The division is organizationally divided into four regional areas, eight customer centres and 28 service teams.

Rent management (representation of leases, termination of leases, tenant communication, etc.) Rent management and representative of the tenant with existing lease agreements, maintenance of existing leases Transfer and monitoring of lease and security management Preparing rental value determinations, processing/ implementation of lease adjustment procedures, e.g. in the context of modernisation measures in coordination with construction management Support for the implementation of judicial proceedings Preparation and conclusion of lease agreements and plant in the SAP system, evaluation/ compilation of lease agreements Creating transfer/return logs, viewing and handover of apartments, carrying out residential visits incl. Transfer and accommodation Examination of notice periods and production of notices, monitoring of termination transactions Requirement management and control and completion of the tenant account, termination of leases Release of lease security (payment of deposit) Approval of dwellings in the holding, e.g. B. as a result of transfers from third-party stocks or new residential apartments in coordination with management Voting with the place of allocation of dwellings in the context of housing care and the acquisition of new customers Coordination of the leasing process, in particular in the course of handovers and re-establishment of rentalability in coordination with the construction management Renter communication and tasks of moving management in the context of technical measures in coordination with construction management Support for monitoring and documentation of operator and transport obligations in housing

Processing of contract matters and marketing matters Processing of contract matters for pitches and garages, including contract management of pitches and garages Compilation of funeral contracts and processing of contractual adjustments Preparation of exhibits and ongoing quality control Creation of object and quarterly marketing measures including Price/product differentiation Data collection and master data maintenance using SAP, compilation/evaluation of lists, backup of master data quality in SAP and the CRM system

Qualification: completed commercial training, preferably with a focus on real estate, land or housing Competitors: basic real estate knowledge ideally experience in housing safe handling of standard IT applications (Word, Excel, Outlook) good user knowledge in SAP or the willingness to acquire them in the short term Further requirements: Class B driving licence and the willingness to operate motor vehicles independently thorough, careful and reliable procedures Ability to work independently, target-oriented and safe even with increased workflows customer- / address-oriented behaviour Ability to team-oriented action, critique
