Head of the department of commercial building operations in particular as regards: Exercise of the Staff Regulations, Personnel Management, including internal staff meetings Responsibility for the legally safe exercise of the tasks carried out in the field in accordance with the current legal situation and the timely implementation of the formal, content and conceptual foundations and framework conditions Decision on the appropriate and timely use of the financial resources to ensure optimal commercial building operations in compliance with the budgets and related measures for cost optimization Control of an efficient use of the existing CAFM software and support in the use of additional software tools required for area/removal management, contract management or insurance management independent control of compliance with predetermined budgets, quality criteria and service levels for commercial building operations independent control of compliance with time and financial requirements by the employees entrusted with appropriate tasks and by the external contractual partners Takeover of senior project management and control responsibility for projects in the field Acquisition of assigned obligations under the responsibility of the operator for the buildings, plants and land to be supervised, as well as ensuring a sound documentation active implementation of the applicable data protection regulations continuous optimisation of personnel use as well as the organisation of construction and execution responsible perception of all management tasks in the sense of occupational and health protection strategic development of the task area Representation of own holdings in working and project groups and decision-making bodies (internal and external) Participation in the establishment of the economic plan and the coordination of resources for the field of expertise Optimization of contract management

a completed study (Dipl.-Ing./Bachelor) in the field of facility management, commercial building management, civil engineering, utility technology or real estate management, or a comparable qualification many years of experience in leadership (from 3 years), ideally in municipal administrations and long-term, relevant professional experience (from 3 years) Contract knowledge in the field of VOB and BGB well-founded MS Office knowledge very good German knowledge (at least level B2) Flexibility, organisational capacity, enforcement capacity and communication skills Screenability The following are also desirable: Experience in change management Experience in municipal building management
