Commercial Property Manager (m/f/d)

Independent commercial management of a residential and commercial portfolio – from contract conclusion to termination Creation and follow-up of rental increases according to comparison rental (§ 558 BGB), index (§ 557b) and season with respect to rental levels and capping limit Timely and legally secure operating and auxiliary cost accounting including Document verification and adjustment of advance payments Receivables Management and Mahnhood, Deposit Management as well as Control of Debt Collection and Attorney's Escalation Rental of free units: visits, selection of tenants with credit assessment, conclusion of the contract and transfer and acceptance Current tenant care as a central contact point for enquiries and concerns – friendly, binding and timely Processing of terminations, voidness analysis and active voidness degradation Commercial control of maintenance, repairs and insurance damage in close coordination with our facility management Maintenance of master and contract data as well as work for monthly reporting

Ideally completed Bachelor Program (B.Sc.) in Real Estate Management as an alternative Completed real estate or commercial training (ideally real estate businessman/wife or real estate specialist/in) Multiannual experience in the lease management of residential and commercial properties Finded knowledge of rental law, the operating costs regulation and the production of additional cost accounting Secure understanding of rental increases (§ 558 / § 557b / Staffel) as well as experience in accounting and receivable management Secure handling of Microsoft 365 and common home management software Economic thinking, structured and self-sponsored mode of operation and pronounced communication strength Class B driving licence
