Property Manager (m/f/d)

As a real estate manager:in you take responsibility for a defined care area in central Germany. You accompany real estate projects from the first location search to the successful start-up of our health centres and tax them independently. There are around 50 health centres. New projects are mainly created by site shifts and surface optimization – not by classical expansion. At the same time, surface adjustments within our existing real estate portfolio as well as follow-up negotiations with landlords are part of your responsibility. Our projects are planned in the long term and usually have a duration of 12 to 24 months. In detail, this means: You identify suitable commercial properties and evaluate locations in terms of efficiency, functionality and sustainability You carry out site visits and develop the optimal surface solution together with internal contacts You negotiate industrial rental contracts, contract changes and supplements until successful completion You plan and accompany site shifts as well as surface adjustments in the stock You coordinate the entire project process – from renting, rebuilding and expansion phases to the successful start-up of our health centres You tax external service providers, general contractors and landlords during the technical execution of the areas You plan project budgets, keeps costs and appointments in mind and encourages the economic implementation of your projects You work closely with our facility management, our contract management and the leaders of our health centres Through your activity, you will get to know many of our nationwide locations and are regularly in exchange with a wide range of specialist areas

Completed training as a real estate businessman or a comparable qualification Multiannual professional experience in commercial real estate management Experience in the independent negotiation of commercial leases Good knowledge of commercial lease Experience in controlling real estate or rebuilding projects Safe handling of budget planning and cost control Basic technical understanding for and development projects Independent, structured and solution-oriented mode of operation Communication strength and negotiation skills readiness to regularly travel within your care area

Work in the team – You become part of a six-member team. Together with two other real estate managers as well as three colleagues from the contract management, you work closely with our facility management and can rely on the support of an experienced team at any time. A lot of self-responsibility – you are organising your daily work and taxing your projects with a high degree of responsibility. You enjoy great confidence and short decision-making. Flexible work – The team in Bonn meets on Wednesday for personal exchange. On the other days, depending on your projects and dates, you work flexibly in the home office, on the go or in the office. Of course, you can also work at any time outside the presence day at the office – just as it suits you and your tasks best. On the way to your care area – you are regularly traveling within central Germany. For your business trips, you can either use a pool vehicle or take off your trips by private car. Overnight stays are usually not required. Varied projects – from the first location analysis to contract negotiations to completion, you accompany each project holisticly.
