Technical Facility Manager (m/f/d)

As a technical object manager*in (m/w/d), you are the tactical head and strategic infrastructure management for our fully automated filling center (FC) in Oberhausen. You're not just looking at a broken door, you're analysing why she's broken again and again. While a separate team (Automation Maintenance) takes care of the pure material handling equipment (MHE), the entire TGA, the service management and the budget is in your hands. It's waiting for you Responsibility: You independently manage the technical and operational operational readiness of your fully automated FC. You control the FM budget and ensure scalability for our growth. Ticket management: Every week you analyze ticket data, costs and response times to identify system errors. In case of critical failures (e.g. cooling), you stay calm and coordinate service provider pragmatic and fast. Maintenance management: You define preventive maintenance plans and ensure that all statutory audits are written out, negotiated and awarded legally. You tax regional service providers (from TGA to disposal) and enforce SLAs as well as warranty claims hard. Stakeholder Management: At eye level, you act as a contact person for the location management and departments such as expansion. For your team leaders, you build data-based business cases (including ROI and amortization) for CAPEX/OPEX decisions. Process optimization: You conduct agile, sprint-based layout optimizations or large component exchanges. You are questioning the status quo to reduce energy costs and optimize maintenance cycles.

A completed study (Bachelor or Master) in Facility Management, Building Technology, Industrial Engineering or a comparable technical field. 2–5 years of well-founded professional experience in technical FM or maintenance, ideally in the environment of (high-)automated logistics centers or industrial facilities. Flowing German, very good English and a class B driving licence. Deep TGA know-how (in particular industrial refrigeration, fire protection) and basic understanding of automated MHE/SPS environments. Strong negotiating skills and the ability to count solid business cases. A pronounced Act-like-an-Owner mentality. You also meet fast, commercially wise decisions in thin data situations, work data-driven and take feedback as a chance of further development.
