Perception of the Technical Building Management (TGM) for the buildings and properties of the Bundesanstalt für Immobilienaufgaben as well as div. Rental items Ensure the responsibility of BImA as an operator for the entire technical operation and operational safety of the plants and compliance with applicable regulations Control, monitoring and control of technical service providers in the TGM Perception of rights and obligations arising from contracts concluded, i.e. guaranteeing the contractual performance, evaluation of reports regarding, for example, frequency of malfunctions, review of response times and time of correction Planning, implementation and evaluation of measures to ensure a smooth and proper operation of the technical building equipment, taking into account the specific requirements of the tenants (including safety and quality requirements) Creating performance directories and performance descriptions for the preparation and implementation of national and pan-European tenders Improvement and/or renewal of technical installations and perception of the building function for all the construction measures of the TGM including warranty management and documentation and reporting Support for construction management in the planning, implementation and acceptance of technical building management measures Monitoring and control of the cost-effectiveness of technical installations as well as creating and updating concepts for management and optimising the technical building equipment, planning and development of maintenance processes Implementation of missions to identify needs for action Fixing first-time disruptions in technical installations and building automation, including operating property personnel or other companies Final processing and determination of the correctness of invoices in compliance with the value limits

Qualification: completed technical (technical)higher education (Dipl.-Ing. (FH) or bachelor's degree) in the fields of building, electrical engineering or utility, technical facility management or a comparable course of study or comparable qualification (e.g. state-tested/audited technician/technical technician (w/m/d) with at least three years of relevant professional experience at engineering level) Competences: Multiannual professional experience in the operation of technical installations, in particular in cost groups 300 (construction – construction) and 400 (technical installations) according to DIN 276 Knowledge of relevant regulations including GEFMA, AMEV, DIN, RBBAU, HOAI, VOB, VOL Funded knowledge in the planning, organization and control of operating processes in the technical building management Detectable experience in implementing and ensuring operator responsibility Practical experience in the tendering, awarding and controlling of technical services and quality assurance of services Safe handling of relevant IT systems, MS Office and digital tools for process and quality management Remarkable: Experience with high-tech properties in public or industrial environments SAP knowledge Other: Ability to work independently and team-oriented, critique and social competence thorough and careful operation, high reliability fast and good understanding; good organisational skills, capacity for economic thinking and action Own initiative and capacity for creative and conceptual work good judgment combined with the ability to make decisions and take responsibility Ability to work in a structured and timely manner even with high work volume convincing communication and moderation capability as well as oral and written expressiveness Ability also to explain technical facts/solutions transparent to non-experts High control and coordination capability in handling internal departments and external service providers Structured, process-oriented operation with pronounced problem-solving competence. readiness for the extended safety review pursuant to § 9 SÜG (Safety Review Act) Special note: The prerequisite for the job placement is the successful extended safety review under the Security Audit Act (SÜG), which may also include the spouse/living partner(s).
