Your tasks – professional and leading Team management & development: Resource and deployment planning, coaching (1:1s), onboarding, professional guidance of designers, quality assurance in the four-eye principle. project management (apartment building): define and control dates, costs and quality objectives in coordination with project development; milestone/capacity planning; Risk and change management. Planning according to HOAI: Design and approval planning (LP 1–4) incl. Variants, design and detail planning (LP 5) for new construction and possibly construction in stock. Call for tenders & awards: Creating lists of services, identifying quantities/costs, price levels, award calls; Participation in contract creation and follow-up examination. Interface management: control and integration of specialist planning (TGA, statics, fire protection, acoustics); Coordination of external offices and subcontractors. Authorities & stakeholders: Communication with construction offices, suppliers, experts; Neighbourhood issues, Pitch/Development topics, Declarations of Division. client support, e.g. in the case of special requests from buyers and new buildings of capital investors: advice on floor plans, choice of materials/products, sampling; Keep in mind user and rental requirements. Quality & execution: Plan assignments, shop/workshop drawings check, construction site visits, defect management until acceptance; Ensure transfer to construction line. Sustainability & Regulators: GEG/EnEV conformity, sound protection/brand protection foundations, accessibility; Funding opportunities (e.g. KfW) are taken into account. Documentation & Processes: Protocols, plan lists, revision and inventory documents; continuous improvement of standards/details and plan management.
