The real estate business unit is responsible for the company's real estate management of the company's own properties of the Stadtwerke Munich. Within the real estate business unit, our property portfolio management unit is responsible for property development, property traffic, all real estate transactions of the Stadtwerke Munich and for the group-wide property portfolio management. To cover the area requirements of the SWM Group, including in the context of the heat and energy transition, you are jointly responsible for the cross-group property portfolio management with the team. This includes, in particular, the due diligence examination of suitable areas (in particular contact with potential providers and internal users, preparation of object data, property assessments, construction planning assessment). You are responsible for the performance of the owner function for the property of the municipal works of Munich (e.g. processing of internal and external enquiries concerning the property portfolio, evaluation of adjacent building permits and ordering of service), the independent processing of all tasks of general land transport and the maintenance of the master data. You take ownership of real estate transactions for the Stadtwerke Munich (purchase, sale, inheritance order), in particular preparation and implementation of the contract design incl. Contract negotiation, expert evaluation (e.g. transport value or building land assessments) You conduct construction law acquisitions (also on future) SWM properties for operational use of all departments. These are, for example, construction plan procedures including the conclusion of urban contracts and their completion. In the context of development and transaction projects, in particular in the preparation, negotiation and finalisation of the contract, you agree on a cross-border basis, as well as with political bodies and actors, and draw up the necessary proposals for decisions. For your projects, you are responsible for the strategic and operational cost management and the cost-effectiveness calculation.

You have a successfully completed study of the real estate industry or an engineering science (e.g. architecture) preferably with additional immobility qualification, commercial studies with an immobile economic degree; possibly also specialist for notariat or Real estate. You have very good knowledge of contract, land and land register law, including building and planning law, have practical experience in the design of land transactions and have been able to gather several years of professional experience in the areas of project development and land transactions. You have basic knowledge in SAP and very good MS Office skills. You are interested in close cooperation with a growing team, take on high self-responsibility and have fun to structure your work processes effectively and independently. Even in stressful phases, you keep a cool head and follow the company's goals consistently and solution-oriented. Very good communication skills, especially in coordination with other business units, in balancing interests and in dealing with political bodies round off your profile.
