Introduction As a specialist, the social adviser contributes to customer loyalty and satisfaction through a rental-related conflict and problem solution in particularly difficult contractual relationships and thus to the preservation of a sustainable tenancy. In addition, he/she assists in the recovery of the payability of tenants for the maintenance of rental conditions and the reduction of the open rent requirements. As a contact person in the course of the stabilization of the living situation of older and/or needy customers, he/she helps to ensure that our tenants are able to live longer satisfactorily and independently with VIVAWEST. Advising tenant debtors incl. payment arrangements and placement of contact persons Processing of lease residues in coordination with receivable management and customer service Preventive contact with unlimited terminations with comprehensive support offers Individual housing advice for mobility restrictions, including support counselling and support for rebuilding measures Support for moving management within the housing stock Moderation and resolution of conflicts in neighbourhood disputes and tenant complaints Holistic social counselling in challenging situations of life (systemic approach) Support for striking or needy tenants by developing solution strategies and providing assistance Accompanying hardships in modernization and maintenance Active cooperation in quarter work to improve the living environment Organisation and implementation of tenant actions, holiday programs and support Voluntary Network work and cooperation with external partners (e.g. social services, refugee assistance, emergency call)

Completed housing vocational training/completed (university) degree of social work desirable multi-year professional experience Good knowledge of social legislation Basic knowledge Service awareness and customer orientation with the aim of customer satisfaction Social competence/consultancy competence communicative skills (individual discussion, communication techniques) Conflictability and Enforcement High level of empathy Professional distance Team skills
